Here are the frequently asked questions we receive at Butte Realty Investments LLC:
1. I’ve received your offer on my property, and I want to accept it, what is the process?
(This tops our list of frequently asked questions.) Once you have our written offer for your property, and you are wanting to proceed with the sale, simply sign the agreement/contract, make a copy of it for yourself, and return it to us preferably as an email attachment, or failing that, send it to us in the mail. Please note, these days in the world of covid-19, the USPS mail services are slower than in the past. Due to mailing delays, we prefer to receive your signed contract by way of an email attachment sent to office@butterealtyinvestments.com.
2. Why is some of your mail sent from Canada, when your address says Wyoming?
We conduct business both sides of the USA/Canada border, and mail is sent from the closest post office. Consequently, when we are in Canada on a project, our mail is sent from Canada, and when we are on a project in the USA, our mail is sent from the USA.
3. Are you Realtors?
We are not realtors. We are a small family run privately owned land acquisition company. While we respect Realtors for the hard work they do, we purchase directly from the owner of properties. From time to time, on our back end, we may utilize a Realtor to manage the sale of one of our surplus properties.
4. Is Butte Realty Investments LLC a scam?
Butte Realty Investments LLC is a fully compliant company registered with the State of Wyoming. We are also fully registered with the Internal Revenue Services in the USA. Our corporate (legal team) offices are based in Sheridan Wyoming, and our mail is received in Cheyenne, Wyoming. In this day and age of covid-19 as well as high speed internet services, most of our team is located remotely working from home. Because we service clients across the USA, we have designed our business processes to be able to function completely online without having to set foot in our Wyoming offices.
5. Are these land transactions secure?
(One of our most frequently asked questions pertains to this subject matter.) To maintain the highest level of transaction integrity, as soon as Butte Realty Investments LLC receives a signed sales agreement, it is placed into escrow with a fully licensed Title Office company in your county, or independent real estate attorney who is also in your county. These third party licensed professionals oversee the transaction from that point forward, and it’s from them that you will receive your payment for the sale of your property.
6. What are you going to do with my property?
As a land acquisition company, we look at every property to determine how best it fits into our portfolio of properties. Local economies change all the time, and we have to be willing to adapt to those times. We may hold the property for several years and make no changes to it. We may develop, or build on the property within a year. Often we partner with other investors who will choose to take (purchase) the property off our hands, and place it into their portfolios. Finally, if we don’t see a property fitting into our long term plans, we place it up for sale at below market value.
7. Why can’t you cut me a check overnight and make this sale happen in 24 hours?
We strive in every way possible to close a sale as quickly as is possible. We do need to respect the due diligence processes of the title companies and real estate attorneys who handle the escrow. Every title company and real estate office varies in the number of available employees (especially in a covid-19 world); seasonal holiday office hours; the length of time their processes require; and for these reasons, the time required to process a sale will vary. We request a closing date in our sales/land purchase agreement that allows adequate time for the escrow process to be completed properly. In most cases, we complete the sale earlier than the closing date on the sale agreement.
8. Why is some of your mail sometimes post-marked from Pasadena, California and some times stamped from Canada, when your return address is in Cheyenne, Wyoming?
Here at Butte Realty Investments LLC, due to covid 19, we have taken time to structure our business so our staff can work from home. Consequently, a large portion of our mail is sent from Pasadena, California, our phones are answered in Virginia, and we often mail contracts while on the road. Our mail is received and processed in Cheyenne, Wyoming, and our corporate office is in Sheridan, Wyoming.
9. Why is your mail received by a private mail service in Cheyenne, when your offices are in Sheridan?
We have a very successful arrangement with a national commercial mail handling company who receives our mail, and notifies us every day of what mail has arrived. If we are out of the region on a project, upon our request, this mail service is authorized to open the mail, scan it into PDF format and email it to us. Unfortunately, they do not have an office in Sheridan, where our corporate offices are, but the location in Cheyenne has served us well.
